Prepare your home for sale by achieving an inviting "curb appeal" on the outside, and a comfortable atmosphere on the inside. Here are helpful tips for how to make the best possible impression on potential buyers for your home. It is a proven fact that a clean home that is in good repair sells more quickly and at a higher price!

Exterior

  • Make sure that the side walk, walkways and driveway are swept and free of debris. Repair any cracks, and treat any apparent stains on the surfaces.
  • Consider replacing a worn mailbox, and repainting the mailbox post. Do your exterior light fixtures need to be repaired or replaced? Do the light bulbs need to be replaced?
  • Consider a fresh coat of paint on your fence, and repair a squeaky gate.
  • Does your house need painting?
  • Are there any holes, cracks, or loose siding?
  • Repair any cracked or broken glass in the windows. Make sure the windows are clean, and apply touch-up paint wherever needed.
  • The roof is an important aspect of the condition of your property.
  • Does your roof need to be repaired or replaced? Is the roof missing any shingles or tiles?
  • Are your gutters & downspouts in good condition? Do any gutter components need to be repaired or replaced? Are concrete spillways needed at runoff areas?
  • The doorway is the focal point of the "curb appeal" of your home. Consider repainting your door, applying new door hardware and replacing house numbers. An attractive plant in an appealing pot adds to the appeal of your entryway.

Interior

  • Keep the inside of your home light and airy. Keep your windows clean, keep drapes and blinds open, and have lights turned on during showings. Eliminate clutter from the counters, make sure that there is as much organization as possible, and keep the home as clean and neat as possible.
  • One of the fundamental rules of selling a home is maintaining neutral colors. Off-white and pastel shades are safe interior color choices. Consider painting over any strong wall colors, and limit bright colors to accent items such as flowers, towels, etc.
  • Are there any holes or cracks in the walls or ceilings that need to be repaired?
  • Do the carpets need to be professionally cleaned?
  • Do your doors and windows have squeaks that need to be repaired?
  • Do your door & window locks work properly?
  • Consider using lemon-scented cleansers to create a fresh and clean-scented atmosphere.
  • Are your stairs in good repair?
  • Is your grout clean? Are the sinks stained, chipped or in need or re-caulking?
  • Do you faucets shut off completely, do the drains flow freely, and are the toilets in good condition?
